Expert Insights for a Flawless Build

Helping You Build Better, No Matter Who You Choose

At WRB, we believe in empowering homeowners with knowledge—whether you choose to work with us or not. That’s why we’re sharing expert tips and insights to help guide your outdoor living project in the right direction. Even if you go with another company, these recommendations will help ensure a smoother, higher-quality build from start to finish.

Understand Your Contractor’s Standards

Not all construction is created equal. While many builders can deliver low-cost structures that might pass an initial inspection, they may fall short of your long-term expectations. To protect your investment, it’s essential to ask prospective contractors how they build and what standards they follow. A reputable builder should be able to clearly explain their methods, materials, and quality controls—ensuring they have the expertise to deliver the level of craftsmanship they promise.

Don’t Choose Your Contractor Based on Price Alone

When selecting an outdoor living builder, price should not be your sole determining factor. Builders can vary widely in cost—sometimes by as much as 300%. It’s essential to choose a contractor who uses the quality materials you desire, has the expertise to execute the craftsmanship you expect, and offers a fair, transparent price. Ultimately, the value of your project is defined by the quality of the work, not just the price tag.

Get a Detailed Job Scope

The project scope is a critical document that clearly outlines what the builder will deliver. Ensure that your scope of work is comprehensive, detailing every aspect of the project and the methods that will be used. While some contractors may promise thoroughness during the planning stage, it’s important to hold them accountable to those commitments. A detailed scope ensures that the right materials, techniques, and standards are followed throughout the construction process, preventing corners from being cut and ensuring the final result meets your expectations.

Verify Everything Before Moving Forward

Trust is essential when selecting a contractor, but unfortunately, not all claims are accurate. It’s crucial to verify the following details before proceeding with any builder:

  • Level of Experience – Ensure they have a proven track record in the specific type of project you’re planning.

  • Annual Project Volume – A reputable contractor should have a consistent volume of projects, indicating their stability and expertise.

  • Labor Type – Understand whether the contractor uses W2 employees or subcontractors, as this can affect the quality and consistency of the work.

  • Contract Inclusions/Exclusions – Ensure the contract clearly outlines what is included (such as architectural plans, permit fees, and surveying/engineering) and what is excluded. A well-defined scope helps prevent misunderstandings and additional costs later on.

By taking the time to verify these elements, you can ensure the contractor you choose is both trustworthy and capable of delivering the high-quality results you expect.

Estimate vs. Fixed-Price Quote

An estimate is simply an educated guess—it provides a general idea of what your project might cost but often changes by the time construction is complete. In contrast, a fixed-price quote is a firm commitment. With a quote, the contractor agrees to build the project exactly as outlined in the contract for the specified price—no surprises, no hidden costs. This approach offers clarity, accountability, and peace of mind throughout the entire process.

Check out the Reviews

Both positive and negative reviews offer valuable insights into a contractor’s reputation. While no company can satisfy every customer, reading through reviews can help you gauge the overall experience of their clients. Pay attention not only to the feedback itself but also to the proportion of negative reviews in relation to the total number of projects completed annually. This will give you a clearer picture of how the company handles challenges and delivers results.

Get Detailed Architectural Plans and Always Pull a Building Permit

Having detailed architectural plans ensures that your contractor builds the project exactly as promised, with clear specifications for every element. Additionally, obtaining a building permit is essential to ensure that your project meets local engineering and construction standards, providing peace of mind that your structure will be safe and secure. Be sure that the permit is in the name of the contractor performing the work, as this ensures accountability and compliance with all necessary regulations.

Don’t Settle for Ordinary

Designing an outdoor living space is your chance to create a true extension of your home—one that’s as functional as it is beautiful. A thoughtfully designed space not only enhances how you live and entertain outdoors, but it also adds lasting value to your property. Make it memorable, make it inviting—and most importantly, make it yours.

Essential Questions to Ask Any Outdoor Living Contractor

Before hiring a contractor for your outdoor living project, it's important to ask the right questions to ensure you’re working with a reputable, qualified professional. Here’s a list of key questions we recommend every homeowner ask:

  • Are you ICC (International Code Council) certified?

  • How much experience do you have building projects similar to mine?

  • What type of insurance do you carry, and can you provide a Certificate of Insurance (COI)?

  • When do you anticipate starting my project, and how long will it take?

  • Does my project include detailed architectural or building plans?

  • Does my project require a permit? Will you be pulling the permit, and who is responsible for inspections?

  • How will construction be supervised and managed on-site?

  • Will you guarantee, in writing, that the project will meet or exceed the 2021 IRC (International Residential Code)?

  • What is the payment schedule for the project?

  • What specific costs are included in this quote or estimate?

  • What type of warranty do you offer, and what does it cover?

Asking these questions can help you make an informed decision and protect your investment from start to finish.
